Ready to Buy a Home? TSAHC Can Help!

The Texas State Affordable Housing Corporation (TSAHC) offers a range of programs to assist home buyers, including:

  • Fixed-Rate Mortgage Financing
  • Down Payment Assistance Grants and Second Liens
  • Mortgage Credit Certificates

These programs are available to:

  • Teachers
  • Police Officers
  • Corrections Officers
  • Firefighters
  • EMS Personnel
  • Veterans
  • Low and Moderate-Income Households

TSAHC’s home buyer programs are open to both first-time home buyers and repeat home buyers, as well as existing homeowners.

Down Payment Assistance (DPA): What Is It?

If you qualify for TSAHC’s programs, you can receive a mortgage loan and funding for your down payment. You have two options for receiving this assistance:

  • Grant: This does not have to be repaid.
  • Deferred Forgivable Second Lien Loan: This only needs to be repaid if you sell or refinance within three years.

Essentially, if you’re eligible, you can receive free money to help you buy a home. To qualify, you must have a credit score of at least 620 and meet certain income requirements.

First-Time Home Buyer Program.

If you’re buying your first home, you can apply for a Mortgage Credit Certificate (MCC), which provides a mortgage interest tax credit. To qualify, you must meet specific income requirements, and the home must adhere to certain sales price restrictions.

Mortgage Credit Certificate (MCC)

If you’re a first-time home buyer, you can apply for a Mortgage Credit Certificate (MCC). An MCC reduces your federal income taxes each year by allowing you to receive 15% of what you spent on mortgage interest back as a tax credit. This tax credit effectively reduces your mortgage interest rate by refunding a portion of your mortgage interest.

Please note: TSAHC’s stand-alone MCC program has been discontinued indefinitely. However, MCCs can still be obtained in combination with TSAHC’s DPA program, subject to the availability of funds

Homes for Texas Heroes Program

If you’re in a hero profession, this home loan program is designed for you. Hero professions include:

  • Professional Educators: Full-time positions in a public school district, such as school teachers, teacher aides, school librarians, school counselors, and school nurses.
  • Police Officers and Public Security Officers
  • Firefighters and EMS Personnel
  • Veterans or Active Military
  • Correction Officers and Juvenile Corrections Officers
  • Nursing Faculty and Allied Health Faculty

The Homes for Texas Heroes Program is designed to assist Texans who serve their communities in obtaining the financial support they need to purchase a home. This program caters to educators, police officers, firefighters, EMS personnel, county jailers, and correctional officers.

If you qualify, TSAHC will provide you with a mortgage loan and funding for your down payment. You have the option to receive the down payment assistance as a grant (which does not need to be repaid) or as a deferred forgivable second lien loan (which only needs to be repaid if you sell or refinance within three years).

Home Sweet Texas Home Loan Program

At the Texas State Affordable Housing Corporation (TSAHC), we are dedicated to helping Texans purchase homes for themselves and their families. As a nonprofit organization established by the Texas Legislature, our goal is to make homeownership a reality for Texans. Our Homes Sweet Texas Home Loan Program offers home loans and down payment assistance to low and moderate-income families.

The Homes Sweet Texas Home Loan Program is designed to help low and moderate-income Texans achieve the dream of homeownership.

If you qualify, TSAHC will provide you with a mortgage loan and funding to use for your down payment. You can choose to receive the down payment assistance as a grant (which does not have to be repaid) or a deferred forgivable second lien loan (which only has to be repaid if you sell or refinance within three years). If you’re eligible, you can essentially receive free money to help you buy a home.
